Your transaction will be assigned to one of our qualified case handlers to take you from instruction to completion, all the while offering you as much advice as you require.

Unlike many services within the market that offer cheap, low end conveyancing, you will always be able to speak to us on the telephone or by email (whichever you prefer), and you will always be kept up to date with the progress of you transaction.
Buying a Property

The main features of our service will include:

• Unlimited advice regarding the completion of our Welcome Pack protocol documents, such as our Application Form and Purchase Questionnaire.
• Approval of ID documents as required by Anti-Money Laundering Laws.
• Submitting any legally required property searches such as, Local Authority Search, Water & Drainage Search, as required by your lender or requested by you.
• Raise any legally required enquires. This can include in-depth legal matters, such as right of way issues, covenants, specific lease requirements.
• Processing a thorough title check on the property's title.
• Prepare and issue a detailed Report on Contract to you, including a report on the contract itself, mortgage offer and search findings.
• Request and obtain any funds from your lender for the day of completion.
• Process the legal exchange and completion to include, obtaining funds from your lender, issuing funds to the seller's solicitor, confirming keys can be released.

Selling a Property

The main features of our service will include:

• Unlimited advice regarding the completion of our Welcome Pack protocol documents, such as, Property Information Forms and Fixtures & Fittings Forms.
• Approval of ID documents as required by Anti-Money Laundering Laws.
• Obtaining any legal documents relating to your property held at Land Registry.
• Drafting Legal Contract specific to your property, to be issued to the buyer's solicitor.
• Responding to all enquires raised made by buyer's solicitor. This can include in-depth legal matters such as right of way issues, covenants, specific lease requirements.
• Obtaining a redemption statement from the existing lender to redeem on the day of completion.
• Process the legal exchange and completion to include, receiving funds from the buyer's solicitor, redeeming any existing mortgage, transferring any surplus funds direct into your bank account on the day of completion and releasing keys to the buyer.
The main features of our service will include:

• Unlimited advice regarding the completion of our standard legal protocol documents, such as pour Application Form and Remortgage Questionnaire.
• Approval of ID documents as required by Anti-Money Laundering Laws.
• Requesting redemption statement from your current lender to redeem on the day of completion.
• Requesting the Title Documents and Office Copies held by the Land Registry.
• Processing a thorough Title Check on the property's title.
• If required, submit any property searches as requested by your new lender.
• Request the mortgage advance for the agreed completion date.
• Process the legal completion to include, obtaining funds from your new lender, redeeming the existing mortgage and transferring any surplus funds direct into your bank account on the day of completion.
